Is this data actually public record?

Yes. Incident data comes from public fire and EMS dispatch feeds. Ownership, mailing address, equity and mortgage detail come from public property records. Skip-traced phone and email are the only fields that require a paid lookup, and that's on request.

How is this different from a scanner app?

A scanner app monitors radio traffic and hands you an address. We read dispatch data and attach owner name, equity, mortgage and property detail to every qualified incident. We are not faster than a live scanner — we are more complete, and you can buy it without a sales call.

Is skip tracing included?

No, and that's deliberate. Skip tracing is billed per lead you choose to reveal, so you are never paying for contacts you don't use. Every plan includes the full data feed; credits are bought separately.

What if my territory doesn't have much fire volume?

Run the coverage checker first — it shows 30-day incident counts for any territory, so you see real volume before buying. If it turns out thin after purchase, contact us within 30 days for a refund.

Can I contact a homeowner right after a fire?

It depends on your state and your license. Several states restrict solicitation while emergency personnel are on scene or within a set window after a disaster declaration, and public adjusters have separate waiting periods. Our compliance guide covers what applies where you work, but the rules are yours to follow.

Do you sell the same lead to my competitor?

Territories are shared by default, but one fire supports several non-competing trades — restoration, board-up, and contents crews all want the same incident for different reasons. If you want to be the only buyer in your radius, exclusive access is priced separately.
